Why do I need a letting agent?
A letting agent will take away the headache of renting your property. They will provide you with all the support you need. From marketing your property at the best price, managing your tenants to organising any property maintenance.
What rent should I charge for my property?
There are many different areas to consider when deciding on the rental amount for your property. These include the location, number of rooms if it’s furnished or unfurnished. Using a letting agent with local knowledge is a great benefit. We have over 25 years’ experience working across Warwickshire.
What are my obligations as a landlord?
As a landlord there are numerous legal obligations you have towards your tenants. Renting a property that is safe for occupants is a key requirement covering gas and electrical safety, as well as an Energy Performance Certificate or EPC. You need to carry out various checks on your tenant, the rental deposit has to go into a government-approved scheme and you must issue a ‘How to Rent Guide’. We can undertake all these tasks on your behalf and many others as well.

Frequently asked questions from Tenants

What checks do you carry out before I can rent a property?
You can expect several checks to be carried out if you want to rent a property. These include a credit check, a ‘right to rent’, obtaining a reference from your current employer and your current landlord. We can talk you through the whole process and our referencing expert will help you.
What happens to my deposit?
All tenants pay a deposit equivalent of five weeks rent before you rent a property. This is a form of security for the landlord if you damage the property or fail to pay the rent. Legally, the deposit must be registered in a government back scheme, we use The Deposit Protection Service (DPS). Details of the scheme will be provided to you upon occupation.
Who do I talk to if there is a problem at the property?
If we are managing the property on behalf of the landlord then we are your first point of contact. We liaise with the landlord regularly and keep them informed.
