Fully Managed Service
When you are letting your property, you want to have peace of mind, and the reassurance your agent is knowledgeable in the local property market.
Here is our simple step guide on why choose us to manage your property and what makes us Distinctly Different…
Step 1 : Valuing your property. We will give you a realistic rental valuation on your property. There are a number of factors to consider when valuing a property and we will give you best advice on achieving the maximum income for your property.
Step 2 : Finding the a tenant. Our vast database of tenants is always a great starting point, and this combined with Rightmove, We Are The Market and our social media platforms enable us to find the ideal tenant.
Step 3 : Referencing your tenants. Arguably, one of the most important parts of our service. We undertake not only references from previous landlords, but eight further checks including the Government Right to Rent checks.
Step 4: Preparing your Property. Before letting your property, whilst the references are being processed we will ensure your property complies and has the necessary *safety certificates, *EPCs etc and instruct an *Inventory and compile the Tenancy Agreement.
Step 5: Moving day. We ensure on moving day all the paperwork is correctly signed, rent and deposit is paid, relevant notices, certificates and information are served. We will even tell the utility companies someone new has moved in!
Step 6: Day to Day. Once your tenant is in, we will ensure you and your tenant have a fully supported service; from dealing with day-to-day repairs, rental payments, statements and property visits. All of our fully managed properties have access to our out of hours helpline.
* These are an additional cost and are not included in our fees.

Fees
All include VAT at the current rate
Scale Of Charges
Introduction Only Service
70% of the first month’s rent inclusive of VAT (Minimum charge of £600 inclusive of VAT) payable for each letting where the tenant is introduced through the Agent.
Letting & Rent Collection Service
10% (inclusive of VAT) of of the rent received, deducted by the Agent.
Full Management Service
14% (inclusive of VAT) of the rent received, deducted by the Agent.
The fees under the above services are payable when any individual or organisation enters into an agreement to rent the property as a result of our promotion, introduction, or viewing by the Agent.
Minimum Fee
Where the Landlord cancels the Agent’s instruction to provide a management service, the Agent will charge, and the Landlord will pay a fee based upon 14% (inclusive of VAT) of the agreed rent for the period, not exceeding six months from the commencement date of the tenancy.
VAT is payable at the prevailing rate on all of our fees. In accordance with consumer legislation, it is quoted as included in the prices stated above.
SCALE OF CHARGES FOR OTHER INCOME
(All fees are per property unless otherwise stated)
The fees charged to the tenant are capped at £50.00.
We also seek your consent to receive commissions from:
- Contractors
- Insurance companies
- Referencing companies
- Utility providers and others
These commissions will be included in the contractor invoice.
