Fully Managed Service

When you are letting your property you want to peace of mind, local knowledge and the reassurance your agent knows what they are doing.
Here is our simple step guide on why choose us to manage your property and what makes us Distinctly Different… 

Step 1 : Valuing your property. We will give you a realistic rental valuation on your property.  There are a number of factors to consider when valuing a property and we will give you best advice on achieving the maximum income for your property.

Step 2 : Finding the a tenant.  Our vast database of tenants is always a great starting point and this combined with Rightmove, We are the Market and our social media platforms enable us to find the ideal tenant.

Step 3 : Referencing your tenants.  The arguably, one of the most important parts of our service.  We undertake not only references from previous landlords, but eight further checks including the Government Right to Rent checks.

Step 4: Preparing your Property.  Before letting your property, whilst the references are being processed we will ensure the your property complies and has the necessary *safety certificates, *epc’s etc and instruct an *Inventory and compile the Tenancy agreement.

Step 5: Moving day. We ensure on moving day all the paperwork is correctly signed, rent and deposit are paid, relevant notices, certificates and information are served.  We will even tell the utilities someone new has moved in!

Step 6: Day to Day.  Once your tenant is in, we will ensure you and your tenant have a fully supported service; from dealing with day to day repairs, rental payments, statements and property visits.  All our fully managed properties have access to our out of hours helpline.

* These are an additional cost and are not included in our fees.

  • Do you know there more than 150 pieces of legislation governing lettings?  In fact, there is nearly a 180 and counting.  Our team undergo regular training to keep our managed properties fully compliant.
  • We don’t mark up our contractors invoices.
  • We have a block policy for landlords insurance available
  • Allocated property manager
  • Clear fee structure, no hidden charges.
